Selling Your Palm Beach Home - REALITY CHECK!

Selling Palm Beach Gardens Real Estate really isn't any different then selling property anywhere else in the Country.

Granted, this subject has been beaten to death - usually by 'pros' who want to impress you by making things sound complicated.  It really isn't that hard.

No matter where you are, there are just a few major things that will determine how quickly your Property will sell.

******* Now- before we get into this too far, those of you that are just getting to know me and my style had better get ready - I am nothing if not blunt!  -- Just a bit of a warning....

OK, back to the topic: You want to sell your Home.  Why?  It really doesn't matter - it could be too expensive, you might not like the area or it could be the wrong size for you. 

Here comes the first dose of reality: currently we are in the middle of a Buyers' market.  The Buyer has the upper hand, not the Seller.  If you think you do - you need to get a grip, quickly.

The supply of Homes in Palm Beach currently outweighs the demand by quite a bit.

So, more than anything else, you have got to price the Property properly.

One more time: more than any other thing you can possibly come up with - it all comes down to pricing.

And when I talk about pricing your Home to sell - I don't mean what YOU think it's worth!  (Here's where the blunt part starts.)

What you paid for it doesn't matter - how great you think it is doesn't matter - what you owe on it doesn't matter and what it was worth 2 years ago doesn't matter either.

You might not like how that sounds but DO YOU WANT TO SELL YOUR HOME OR PLAY GAMES?

You want to sell it and as your Realtor, it is my job to get the most money in the least amount of time.  But if the price is out of line, no one will express interest in it, much less make an offer.

What it will sell for is what people will reasonably pay for it NOW.  In addition to that, if the Home is overpriced and the Buyer needs a Mortgage, the appraisal won't support the supposed value.  In other words: no loan, no sale.  Of course you might be lucky to have a cash Buyer - but they're not looking to over pay!

So how DO you put the right price on your Property?  First, you call me (yes, shameless self-promotion) - I get the details on your Home and we schedule a time to meet at the property as soon as possible.  Next I'll prepare a formal report on the 'comp' sales - this is known as a Comparative Market Analysis or CMA.  This report will detail all the recent (within 6 months) sales of the local properties most similar to yours.  I will also provide you with a list of all of the similar local properties that are currently for sale.

These 2 reports form the basis of the pricing information - but if you want to be even more focused you can have a formal appraisal done on your home.  They are only a few hundred dollars - but it will be money EXTREMELY well spent.

Now you know what your Home can reasonably expect to sell for.  This is where the problems usually come up!  You may not like what you hear - the figure might be less than you want, or what you think.  But you have to face reality.

You need to be very careful - there are a lot of bad 'pros' out there that will agree to any price - just to get the listing!  They get you to sign, then they work on getting you to drop your price after they've gotten you to sign a contract.  These people are desparate, and they aren't doing you any good.

Hey - look at it from my perspective: once I get a listing, I have to use my own money and time to get it sold.  If I don't think I can sell your Home for what you want, I simply won't take the listing.

Price, price, price.

Marc, straight and to the point.  We have lost 2 listings to friends in the last 2 months because we told them the truth, they didn't like it and chose another Realtor that priced their homes for a lot more. 


I thank them now for 2 reasons:  for not letting me spin my wheels and for putting their true colors out there for me to see.

It's a shame - and we both know what's going to happen.
Those over-priced listings are going to sit around for a loooong time while other properties sell all around them.

There would be a drastic change if properties were priced right - so many of the homes that have just been laying around would finally be getting offers and getting sold.
