Never Agree to These 'Fees' When Listing your Palm Beach Gardens Real Estate!

There are 2 'junk' fees that you need to be aware of when you are listing your Palm Beach Gardens real estate.

These are charges above and beyond the agreed upon comissions and they are only used by weak Agents / Companies....

They are: Early Termination Charges and Document Storage Fees and they are both BS!

The first, the penalty for early cancellation of the contract, is used by some Agents to basically scare dissatisfied clients into NOT cancelling the listing contract before the end of the agreed upon term  (typically 6 or 12 months).  Basically they're afraid that the client will cancel just to run to another company.  The better Agents don't ever ask for this.  I look at it this way - if I do my job properly, a client of mine will never want to go somewhere else! 

Next- the storage fee.  This is beyond ridiculous!  The law states that a brokerage needs to keep the records of a closed real estate transaction for several years after closing.  The actual length of the term doesn't matter and it may vary depanding what state you are in - what does matter is that you could be charged several hundred dollars for the storage of a small pile of paperwork.  This is just another way for a weak company to make a few more $$.

I just wanted to give everyone a quick head's up on these little 'tricks' - they're not used all that often, but make sure you keep your eyes open.
