4 comments » Open Houses DO NOT Sell Real Estate... Surprise!It's unfortunate that so many Sellers still hold on to the notion that having an Open House is an absolute must if you are going to be able to sell their home. Things might be slightly different in your area, but in Palm Beach, having an Open House is a big waste of time. (There I go, telling the truth again....) So, why do so many Real Estate Agents still do them? Two big reasons:
If your property is in a gated community, the general public will not be allowed in to look around anyway! So the traffic that you get will be from people that already live there, out for a walk, that just want to see how their neighbor's home looks. In addition, when you're talking about expensive, luxury properties, the people that can afford to buy them rarely have the desire or the time to find them themselves. They get an Agent, give the Agent their requirements / desires and then the Agent will create a focused list of homes that meet the Buyers' criteria. Much more efficient. Enough ranting for now... Massachusetts is no different .....Open houses are a big waste of time. You get the neighbors, people looking for decorating ideas, professional "lookers", or if it is a really nice home just people who are curious. Realtors continue to do them though because it may be good for them NOT the client. In 22 years I have sold 2 homes from doing an open house - YIPPEE!!!
