Are You SURE Your Listing Agent is REALLY Trying to Sell Your Home??

OK - you've picked a Listing Agent for your Palm Beach real estate.

The property might be in BallenIsles, PGA National, Ibis or anywhere in Palm Beach County, the 'where' doesn't matter .

The big question is:

Are you sure that your Agent is really trying to sell your Home?

That may sound ridiculous - because Realtors® only get paid if the Home sells - BUT way too many Palm Beach real estate owners list with Agents that do not actively try to sell the property!  The key word being 'actively'. What happens is that one person will get a bunch of listings and just sit on them - it's a numbers game, something WILL eventually sell.  Do you want someone like that handling your home?

In the last couple of days several instances have occurred that I'm sure the Property Owners would be shocked to hear.

One involved a Buyer that we're currently dealing with.  The gentleman is looking for homes in the 1 to 2 million dollar range in a particular subdivision.  After checking on the listings I saw that one Agent had several homes  - all in the same area, all in the right price range.  It would have been easy to show all of those Homes in less then an hour.  I called the Agent to set up the showings - she was too busy!  I wanted to show FIVE of her listings, but she was too busy.

Let me tell you something - the Listing Agent has 1 thing to do - SELL THE LISTINGS!  Could she have been busy with other Clients?  Sure - But then she should have had someone else from her office show the homes!  No excuses, period.  I wonder if one of those houses was yours?

By the way - that Buyer was a CASH Buyer - and he put in an offer on one of the other Homes.  YOU just lost out because your Agent couldn't be bothered.

Here's another one you'll love-

On Monday I got a call from a Realtor® who wanted to show one of my listings.  We set up a time for later on in the afternoon.  A little while before the appointment the Realtor® called me to see if they could get in a little early - no problem, I'm already on my way.

When I got to the home I asked her what happened - it turns out that the Listing Agent that they had an appointment with right before me NEVER SHOWED UP.  Why?  Well they called him and he said that he forgot, was too busy and could they reschedule....

WTF?!?  (if you don't know what that means, don't worry)

These were homes in the 1 - 1.5 million range and like the last example this was also a cash buyer.

He made offers on TWO of the homes he saw that day.  How would you feel if that was your Agent?

And would he still be your Agent?

Hear Hear!  It's an ethics violation for a REALTOR to contact another REALTOR's client, but isn't an ethics violation for an agent NOT to do what's best for their client - show the home?

So true - if there isn't going to ba a lockbox on the home, you or someone from your office needs to always be available to show it.
