Palm Beach Real Estate and Loans

Easy - they're inaccurate.

But I should probably expand on that-

I was contacted through the 'What's My Home Worth' button on the home page of this site.  Some current owners of Palm Beach Gardens real estate went there because they wanted to find out what their home was really worth.

When I contacted them, they were quite surprised - they had expected nothing more then an automatic value generated by a computer.

There are actually several sites that will do completely automated calculations for you - but at present the accuracy of the estimates is pretty bad!  So bad, that the disclaimers about the (in)accuracy of the #'s on one of the most well-known sites takes up my entire computer screen!  They do deserve credit for admitting it however.

Let's take an example:

I just did an auto evaluation on my own condo - the first thing I checked were the properties that the system considered to be comparable to my own.  Some of the properties were nearly 5 miles away, structurally TOTALLY different than mine, one was over 4 times the price of mine - AND to top it all off they called one a condo when it's actually a 2 story single family home.

The estimates are only as good as the information that is provided, but the correct info is readily available in the MLS - so where are they getting their information from?!?!

You just can't beat a REAL CMA (Comparative Market Analysis) - in a nutshell, only homes close to yours (certainly no more then 1 mile away), that have sold in the last 6 months should be used. 

Actually, you can beat a CMA - by having a formal appraisal done on your home - I do recommend getting one.  They are very good negotiating tools-

So, just in case you'd like an accurate CMA done on your Palm Beach real estate, let me know.

You will have to talk to a real person and you will have to wait a few hours- but isn't it worth it to get an accurate value?

Or is 'almost, kinda, sort-of' good enough?????
