Selling Palm Beach Gardens Luxury Real Estate - Price it Properly, or be Prepared to Wait....

There are three levels of real estate:

 

Under-Priced

Certainly the least common.  The reason doesn't matter, the fact is that the Owner needs / wants to SELL and they've made the pricing extremely attractive.  There are deals like this available in Palm Beach Gardens luxury real estate, but they're rare.

 

Accurate

Not as common as you'd think. In this case the Owner and the Agent took a look at comparative sales from the last 6 months, current inventory levels and possibly ordered a professional appraisal. (The formal appraisal is an EXCELLENT idea.) All of the data gets analyzed and it results in an excellent estimate of what the property should sell for.  The property would be listed at or close to that amount.

 

And now we'll talk about what is, unfortunately, the biggest category: OVER-PRICED real estate

 

Over-Priced

There is so much over-priced luxury real estate in Palm Beach Gardens - it's almost hard to believe!

The biggest reason is that many Owners flat-out refuse to listen to what their property is REALLY worth.  I'm not talking about listing a little high to allow for negotiation, I mean people who list their homes up to double - or more - of a realistic price.  All this does is ensure that the home that you want to sell stays on the market for a looooong time.

So why do so many Owners list their homes for ridiculous prices?  I can't fault anyone for wanting to make a little extra $$ - that desire is hard-wired into all of us.  Here's where the stereotypical PREDATORY LISTING AGENT COMES IN.....

Here's a perfect example (with the exact #'s changed a bit to protect the stupid):  about 6 months ago I talked to a couple who invided me to their home to discuss listing / selling their property.  After doing the necessary research, I arrived at a figure of about $925,000 as a reasonable listing amount and also suggested going as low as $875,000 if they REALLY wanted to sell quickly.  Well, they wanted more and the next Listing Agent told them that he could easily get them over $1,000,000 - no reasoning, proof or comps cold be produced because the # was outrageous!  But he got the listing on the spot because he told the people he could get more money for them.

Can you guess which house still hasn't sold - even when many around it have?
