Pricing Your Palm Beach Gardens Luxury Real Estate to SELL, Not SIT!

So, you have real estate in Palm Beach Gardens and you want to (or have to) sell it-

More than anything else PRICING the home properly is going to determine when/if the property is going to get viewed and eventually sold.

A recent article by Amanda Gengler of Money Magazine makes many good points, but the following really stands out:

 

"Stop deluding yourself. Ignore list prices and base your asking price on what similar homes in your area have actually sold for in the past three months."

 

Short and to the point.

Palm Beach Gardens is filled with Agents/Brokers that will do anything to snag a listing - including agreeing to a listing price that they know will NEVER work.

Why?

Just to get the listing - then once they have it they start beating you down on the price until you get to where you should have been in the first place!

It's idiotic, but I see it every day.  Too many people hear nothing but price when talking to the Agents that they interview.

Case 1: The Agent provides ample proof of why the home should sell for, say $500,000.

Case 2: The next Agent brings zero proof of how they arrived at the price - but they're sure that they can get you AT LEAST $750,000!

You know where this is going.....  All too often the Homeowner goes with the second Agent, even though they have presented no facts to back up their claims.

Then the house sits and sits and sits......

Don't forget that little thing called an 'appraisal' - there is always one when a mortgage is involved and more and more cash Buyers are having them done now too (excellent idea).  If the home doesn't appraise, no loan, no purchase.

Here's another mistake that is made all the time:  Even though the Owner will negotiate and has even stated that he will take a lower price, he insists on listing the home on the high side.  The problem here is that if a search is done and someone specifies a price range, your home might never show up.  So if you'd take $999,000 for your home, but insist on listing for $1,100,000 - someone that says that 1 million is their maximum WILL NEVER SEE YOUR HOME!!

As an Agent I only get paid on commission - the higher the sale price, the more money I make.  Of course I want your home to sell for as much as possible!  BUT - if the list price is too high, the home will never sell!
