Today I will continue my review of past posts that will help make your home-selling experience easier!

After MARKETING, the most important thing is PRICING the home correctly.

One of the biggest problems facing Palm Beach Gardens real estate right now is the fact that so much of it is soooooo overpriced!

As I've said to many people, when you're considering what your property is worth NOW:

• What you paid for it doesn't matter
• How great you think it is doesn't matter
• What you owe on it doesn't matter And 
• What it was worth 2 years ago doesn't matter either. 

That might sound rough, but I've got no reason to sugarcoat things.

When I meet with you to to get the listing on your home I'm going to recommend a price based on the following:

• Comparable sales: what homes similar to yours and in the same neighborhood as yours have sold for in the last 6 months
• Comparable listings: what are homes just like yours currently listed for
• Since no 2 homes are exactly the same, those #'s will be adjusted for any variations- water view or not, on the golf course or not, pool, etc 
• How quickly do you want to sell?

In addition, I always suggest having a formal appraisal done if you'd like a second opinion.

Based on that information you and I will decide the exact listing price.

Too many Palm Beach Gardens Agents will take a listing - regardless of how overpriced it is - and then hope that you will go for huge price drops in the future. Will they sell the property? Maybe - but only after it's been on the market for a long time and the price is dropped to what it should have been in the first place!

Don't get me wrong, price adjustments are not always bad as longas you START with a realistic price and update accordingly based on new / changed listings and market conditions.

Proactive = GOOD, reactive = BAD.

Next ... Restricting Showing Times - DON'T! 

Over the next few days I'm going to be revisiting some of my old articles regarding tips for selling your home.

It doesn't matter if you're in a Buyer's or Seller's Market - there are some basic things that you need to know:

#1, Without a doubt, is knowing how to MARKET your property properly.

You've decided to list your Palm Beach Gardens luxury real estate for sale.

The reason doesn't matter - you just want to sell your property for as much as possible, in the shortest time - right?

It used to be that the real estate section of the newspaper was THE place to look for homes. However, things have changed drastically in the last few years.

Now, the internet is THE place to be.

Unfortunately a lot of people cling to to the idea that print ads are crucial and there are quite a few Real Estate Agents in the Palm Beach Gardens area that prey on these folks. I've seen several different versions of this promise: "I/we will run a newspaper ad for your property EVERY week until it's sold!"

Great.

So if those ads son't work - why do some agents do this?  Simple, it gets the Agent / Brokerage more listings.

Ask yourself this: Do you want to list with an Agent that is only concerned with getting listings - or do you want to work with someone who gets a listing and aggressively markets it using the most modern methods?

Next: PRICING your home properly

Believe it or not - every now and then clients do ask me about homes for sale in areas other then BallenIsles-

Perfect example: About an hour ago I received a call form someone that was considering buying in PGA National.  They wanted to get my opinion on when homes would start 'selling again'.  This is the part that I really hate, too many people have been brainwashed into thinking that real estate is dead and nothing could be farther from the truth!

Simply put, prices HAVE come down, mortgage rates are STILL low and real estate IS moving.

I have to run off to a showing, so I'll make it quick:

Since 1/1/2010 40 homes have gone to contract / closed in PGA National.

Are you going to take advantage of a great situation or would you rather be sitting around in 6 months saying "I wish I would have....."
