Thinking of buying a home in PGA National - well, what are you waiting for?

Believe it or not - every now and then clients do ask me about homes for sale in areas other then BallenIsles-

 

Perfect example: About an hour ago I received a call form someone that was considering buying in PGA National.  They wanted to get my opinion on when homes would start 'selling again'.  This is the part that I really hate, too many people have been brainwashed into thinking that real estate is dead and nothing could be farther from the truth!

Simply put, prices HAVE come down, mortgage rates are STILL low and real estate IS moving.

I have to run off to a showing, so I'll make it quick:

 

Since 1/1/2010 40 homes have gone to contract / closed in PGA National.

Are you going to take advantage of a great situation or would you rather be sitting around in 6 months saying "I wish I would have....."

There Are Some Great Deals in PGA National Right Now.................

Let me be blunt-

Are you the type of person that takes advantage of great deals, or do you WAIT and then get MAD when someone else ACTS?

Unfortunately, too many people fall into the second category.

Recently I was dealing with a family that was looking to purchase a home in Palm Beach Gardens- specifically PGA National. They had some pretty strict requirements on what the property HAD to have, so their choices were pretty limited. (BTW -they were looking at homes for sale that were well within their means so the availability of funds was not a question.)

I brought them to a home - before we even went in the door I told them that the house was under-priced and that it would not last long.  Very very few homes are under-priced these days as we all know!

The loved the home and wanted to make an offer right away. GREAT!

Nope.

These real estate 'pros' knew what the home was worth (on-line auto estimate, of course). Their initial bid was very low, but the owner did move a tiny bit.  I made it very clear that they would, without a doubt, lose the home unless they raised their offer significantly. Against my advice they waited another day and made a very minor increase to their offer.  It didn't matter - someone else had bought the house in the meantime.

They were furious.

Same people, same area, another home - I had already talked to the listing Agent and told him that if the price on that particular home dropped that I had someone that would probably take it.  He got me a few days later and told me that the price on the home had, in fact, dropped A LOT.  I called the couple back and gave them the good news - with the warning that the home would not last long.....

"Well, that's great!  Let us think it over for a few days....."

The next morning someone else made a full-price cash offer.

I did contact them to let them know that they lost out yet again.

It's simple, Those Who Wait, Lose.

Palm Beach Gardens Luxury Real Estate - PGA National Second Quarter '09 Sales

Here I go again being the bearer of GOOD news....

(I'll never get a job with the newspapers if I keep doing this!)

 

PGA National, one of the most popular neighborhoods in Palm Beach Gardens, showed great sales numbers in the second quarter of 2009.

For all of April, May and June there was a total of 53 properties SOLD.

In addition, there are currently 15 CONTINGENT and 15 more PENDING.

Right now there are about 240 properties still for sale, but that's a pretty low # when you realize that PGA National has almost 5000 total units!

 

So as horrible as the mass media makes things sound, real estate IS moving in Palm Beach Gardens.

Next we'll look at BallenIsles.

Palm Beach Gardens Luxury Real Estate - Second Quarter '09 Sales Results-

Starting tomorrow morning I'll be reviewing the second quarter sales numbers for these major Palm Beach Gardens communities:

 

PGA National

BallenIsles

Mirasol

Mirabella

Old Marsh

Steeplechase

and San Michele.

 

It's been rather busy (regardless of what the newspapers say!) so I'll be going over what sold in the last 3 months and what's still available.

BTW - as so many people have already found out, if you've found a Palm Beach Gardens home that you really like, then you need to get serious about making an offer.  I run into people all the time that want to wait 'just a bit longer' only to come back to see that someone has already bought 'their' home.  

It doesn't even have to be a long wait - I showed a newer listing last week that was actually under-valued.  In the few hours that the prospective Buyers stalled, someone else bought the house. I hate to say 'I told you so...".

Those who wait, lose.
