Making Your Initial Offer on Palm Beach Real Estate-

I recently had a potential Buyer ask me if I thought that they should offer more or less then the listing price on a Home.

I was pretty surprised by that - Buyers ALWAYS go low, Sellers go high and you wind up somewhere in the middle.  That's almost an oversimplification, but with all of the low-ball offers that I've seen lately, I never thought anyone would ever ask that question!

I don't care if you've found the Palm Beach real estate that you've always dreamed about - you should always offer less then the listing price and then negotiate from there.

Palm Beach Real Estate and Loans: PGA National Access Update

The powers-that-be at PGA National have posted the newest update to the change in access to the property:

Starting February 1st, 2008 access to PGA National will be restricted to Residents ONLY between 9 PM and 6 AM.

I, along with many other owners in this prime piece of Palm Beach real estate, hope that 24 hour restricted access can't be too far behind.

Not just for the safety that it provides or the restriction of  through traffic between PGA Boulevard and Northlake. Being a truly gated community makes the real estate more desireable and therefore more valueable.

When I deal with Buyers who insist on ONLY gated communities, this cuts out PGA - but not for too much longer!

This, combined with the changes being made to the Hotel and the Member's Club....  well, you get the point.

So, if you've been thinking of buying real estate in Palm Beach County, you might just want to snap up something in PGA BEFORE the prices start going up - but that's just a guess...
