There's no way around it - market reports are not the most exciting things to read, or write!

Then why do it?

Because YOU as a potential Client need to know what is going on in the community that you are concerned with. 

If you live there, you want to know the facts about what has sold.  If you are looking to buy there you'll want to see the final sales prices of the other homes. 

Once real estate is sold all of these facts go into Public Record - I've just condensed them to make the job easier for you. (What a nice guy.....)

The first reports on each community will be for 1/1/2007 through 8/31/07.  From then on there will be monthly updates.

Last week I mentioned several things that were being done at PGA National to improve what is already a fantastic Golf Club Community:

Many of the changes have already been made or at least started.

The only question that was left was: "Are we finally going to have restricted access?"

Well, I'm happy to report that the answer is YES (and it's about time!).

As a Realtor® in Palm Beach I am always happy to see improvements being made to the fantastic Golf / Country Club Communities that the County is so famous for.

Currently PGA National is undergoing approximately $35 million in improvements to both the Club and the Resort  - taking an already famous facility up another notch.  (Don't forget that PGA hosted the Honda Classic this year and will be doing so for the next 5 years.)

The upgrades include:

• A totally redone Members Club - not just redecorated, major changes have been made that will allow Members an even better view of the lakes and the 5 golf courses.
• The lockers and shower areas of the Locker Rooms are being renovated.
• The Resort is getting it's entrance upgraded and a Bar is being put in the Lobby overlooking the newly appointed pool area.
• The plans for the new restaurants at the Resort have been finalized.
• The Member's Club has added the position of General Manager - together with the Board of Govenors they will work to improve the already fantastic Service that the Club has become famous for.

And - don't forget that the wheels are in motion to make PGA National a true Gated Community.

Am I a little biased?  Sure I am - I live there!

But any improvements that increase the quality of PGA in the eyes of potential Buyers and increase the value of PGA's Luxury Homes has got to be applauded.

When comparing the great Golf / Country Clubs of Palm Beach - PGA National, Ibis, BallenIsles and Mirasol, just to name a few - PGA National is the only one that does NOT have it's main roads gated.

Sure, there are Security booths at all of the entrances, but non-Residents are allowed free access because the main roads belong to Palm Beach County.

This has been an annoyance for quite some time - and most, if not all, Property Owners (myself included) have wanted to correct this problem.
