Palm Beach Luxury Real Estate - Final Sales Results for 2nd Quarter '09

Alright - here are (finally!) the remainder of the second quarter sales results:

 

Mirabella At Mirasol:

8 homes SOLD between $348,000 and $645,000.  7 more sales are CONTINGENT or PENDING and 18 more are available for purchase between $289,900 and $895,500.

Old Marsh:

1 home SOLD for $1,370,000 in this extremely desirable community and 1 more is CONTINGENT.  Currently there are 11 homes for sale between $985,000 and $4,995,000.  Old Marsh is smaller then most of the other Palm Beach Gardens Golf / Country Clubs, but that  - coupled with the fact that the total # of homes is capped at around 140 - is why the properties are so much in-demand. Oh, and don't forget it's links-style golf and one of the Nation's top Caddy programs.

Steeplechase:

1 property SOLD for $549,000.  Right now there are 17 available ranging from $659,000 to $2,999,999.  Steeplechase is considerably different from the surrounding communities due to 2 major things. One is that even though it is a gated, luxury community, there is no country club and therefore none of the expenses typically tied to one - hey, not everyone wants a clubhouse!  Also, the lots at Steeplechase average about 1 acre - none of the private communities in the area come even close to that.

San Michele:

1 property SOLD for $832,000 one property is listed as CONTINGENT and there are 16 more for sale from $899,000 to $2,295,000.  San Michele shares one of Steeplechase's advantages in that even though it's a gated, luxury community, there is no country club - so no excessive charges.

Palm Beach Gardens Luxury Real Estate - Second Quarter '09 Sales Results-

Starting tomorrow morning I'll be reviewing the second quarter sales numbers for these major Palm Beach Gardens communities:

 

PGA National

BallenIsles

Mirasol

Mirabella

Old Marsh

Steeplechase

and San Michele.

 

It's been rather busy (regardless of what the newspapers say!) so I'll be going over what sold in the last 3 months and what's still available.

BTW - as so many people have already found out, if you've found a Palm Beach Gardens home that you really like, then you need to get serious about making an offer.  I run into people all the time that want to wait 'just a bit longer' only to come back to see that someone has already bought 'their' home.  

It doesn't even have to be a long wait - I showed a newer listing last week that was actually under-valued.  In the few hours that the prospective Buyers stalled, someone else bought the house. I hate to say 'I told you so...".

Those who wait, lose.

Steeplechase - Something Different in Palm Beach Gardens Real Estate

The first thing that comes to mind when you think of Palm Beach Gardens real estate is probably luxury homes on a golf course.

For the most part that is true - but there is an alternative or two. One of the first that comes to mind is the unique community Steeplechase.

Situated on Northlake Boulevard, just south of BallenIsles, Steeplechase offers the top-notch estates that Palm Beach Gardens is so well known for BUT, each home is on a lot that is a minimum of 1 acre.
