The Busy Season is Over for Palm Beach Gardens Luxury Real Estate - What Does That Mean for You?

Traditionally, the busy season for luxury real estate in Palm Beach Gardens (and the surrounding areas) is January, February, March and maybe a week or two in April.

So now that we're at that point - what does that mean for you?

If you are a Seller:

You need to face the fact that things won't be getting busy again for about another 9 months.  So you need to SERIOUSLY take a good hard look at the list price of your home and the number and size of the offers you've been receiving.  If you want to have a realistic chance of selling your property before the beginning of next year, you need to drop the list price.  I'm sure that that's the last thing you want to hear but reality has to take over at some point - do you REALLY want to sell your home?  Look at the monthly costs - is it worth it to keep paying that each month while you hope the value goes up?  Probably not.

If you are a BUYER:

Now is the time to look for that elusive 'great deal'.  Don't get me wrong - I'm not talking about making idiotic low-ball offers that will never get accepted, much less countered.  Right now, serious Sellers should take a little less for their real estate then they might have been hoping for.  It's not pretty, but it is realistic.  Even the most stubborn Owners in the area are dropping their prices because reality is finally dawning on them.

 

I'm paid on a commission basis - I certainly want your home to sell for as much as it possibly can!  But overpriced homes do nothing but sit on the market for a looooong time.
